What is Home Staging?
Home Staging is the process of properly presenting and preparing properties for sale by dramatically increasing its appeal to sell faster and for top dollar on the real estate market. It is one of the most important services a Realtor can offer through the use of a Professional Home Stager.
Each home varies, depending on need; but a sampling of this process includes decluttering, knowing how to properly arrange furniture and decor, knowing the best paint color to paint the walls (if needed), repairs (like a hole in the wall or broken dishwasher), and updating dated items in the home such as hardware. It may also require purchasing much-needed items that are missing. For example, if a ceiling light is missing in a bedroom, you may want to purchase a ceiling light or ceiling light/fan combination.
Since most home buyers start their property hunt online, it is critical to make a good and lasting impression to outbeat the competition with compelling photos of your newly staged home. What is a Home Staging Walk-Through Consultation?
A home staging walk-through consultation uses the same concept as--and has the same goal as--home staging (see Home Staging service and details directly below to learn more about home staging, in general). The main difference between the two is that a walk-through consultation--also called a 'walk and talk'--is where there is no hands-on staging involved by our Professional Home Stager.
The seller has two options in choosing how they would like their report: One is a verbal report where there is discussion during the walk-through on how best to prepare the home for sale. The second is provided after the visit to the home, where the stager provides a very detailed, organized written report on steps to be taken to properly prepare the home for sale to bring in the strongest return on investment.

Home Staging Starts with a Consultation
With similar in-demand HGTV shows, there is more pressure than ever before for homeowners to have a property looking its best. It all starts with an evaluation. Home staging typically starts with a paid home staging consultation in the client’s home. The stager completes an assessment of the current state of the home--and entire property line--and what is needed to increase the home's appeal. A 'To-Do List' is provided with items--listed in order of priority of importance--of what will most sell the home. Our belief system has always been to have the homeowner spend as little money as possible by using what you currently have in your home. However, at times A LITTLE 'OOMPH' MAY BE NEEDED to supplement with purchased accessories or other essentials to make each room worthy of meeting today's picky buyers' standards. Since many homebuyers don't have an eye for--or understanding of--their style, we aid in this process by offering the seller a curated shopping list.
